|
Hello,
Fall has settled in and the real estate market is still in transition. Here are the key September 2026 numbers for Greater Montreal and the Quebec City area, the latest on mortgage rates, and a practical tip, whether you are planning to buy, sell, or simply keep an eye on your home’s value.
|
Market at a glance
More choice, fewer sales, prices holding firm. In the Montreal CMA, sales fell 12% in September while the number of properties for sale jumped 20% year over year. Even so, median prices held steady for single-family homes and condos.
According to the QPAREB, sellers still have the edge for single-family homes in every major sector of the Montreal CMA, while condos on the Island of Montreal now sit “at the border between a balanced market and a buyer’s advantage.” In Quebec City, supply remains tight and prices keep climbing.
“The recovery in the number of available properties is initially easing the scarcity of supply and widening the choice for potential buyers,” says Hélène Bégin, Senior Economist at the QPAREB (translated).

*Indicative rates collected Oct. 14–15, 2026 from online rate comparison sites (Ratehub, nesto); conventional and big-bank rates are higher. According to the QPAREB, fixed rates rose in the spring and early fall, and a policy-rate increase is possible by the end of 2026 or early 2027.

Outlook
Looking ahead, the QPAREB expects supply to keep gradually returning to normal without triggering a widespread drop in prices. “In Quebec, demand is decreasing, but not enough to cause a general price decline,” notes Camille Laberge, Assistant Director, Market Analysis at the QPAREB (translated).
Affordability remains the main challenge, especially for first-time buyers: prices remain high and rates could rise. The Bank of Canada’s October 28 announcement is one to watch closely.
|
Tip of the month
|
Sellers: price it right from day one. With more listings on the market, the QPAREB is seeing more asking-price reductions. A home that is well priced and well presented from the start attracts more buyers and sells faster than one that needs price cuts along the way.
Buyers: use the wider selection to negotiate your conditions (inspection, financing, occupancy date) and get pre-approved with a rate hold before the October 28 announcement. Don’t forget to budget for the land transfer tax (“welcome tax”).
